Why should you choose JCR Property Co to be your new Agent?

We specialise in Residential Lettings & Management, taking pride in our reputation for providing a professional yet personal service in all aspects of being a landlord - from advising you on good areas to invest, to ongoing management of tenanted properties. Our comprehensive marketing packages combined with our unrivalled local knowledge gives us the competitive edge when letting your property, and our ability to forge and maintain longstanding relationships with landlord, tenant & contractors means your investment property should run smoothly and efficiently.

1) Boost Yield

Our comprehensive marketing combined with our flexibility when progressing interest and arranging viewings will accelerate the letting process, reducing the time it takes to rent out your property and as a consequence reducing potential void periods. We conduct a rental valuation each time your property comes to the market and will always increase asking rents in line with market trends.

2) Building Your Portfolio

We will advise you when building or expanding your investment portfolio if required, detailing areas which are predicted to experience the highest increases in capital growth or areas with strong rental demand and/or low rental supply, assessing rental values so that we can ensure that any properties you purchase make both short-term and long-term financial sense!

3) Increased Efficiency

We are fully trained and experienced in manage matters during the tenancy, including both routine and emergency maintenance or repair issues, processing rents & account management, periodic property visits and returning/disputing deposit returns. Your time is valuable and we can take care of all of your letting & management duties for minimal cost, freeing up your time whilst keeping your investment sustainable.

4) Comprehensive Inventory Reports

We cannot express enough the importance of having a sufficiently detailed yet easily understood and interpreted inventory completed when tenants move in! Without such a document, deposit disputes at the end of tenancies will most often rule in favour of the tenant. We operate a system of accurately evidencing the condition of your property at the start of the tenancy with a descriptive inventory supported with photographs, allowing us to precisely monitor the condition of the property during the tenancy, and quickly substantiate deposit deductions for damages!

5) Comprehensive Referencing

We conduct comprehensive, in-house referencing on all prospective tenants to assess their suitability. Our process includes checking credit history, obtaining references from employer and/or accountant and current/previous landlord(s), obtaining proof of income via payslips or bank statements & completing Right to Rent checks. Not only does thorough referencing minimise the risk of issues with tenants, but it is also important for keeping your property insurance valid!

6) Periodic Property checks

We regularly visit our managed properties and monitor how the property is being maintained and if there are any outstanding maintenance or repair jobs, providing detailed feedback and liaising with contractors to ensure your property is sufficiently repaired. We also take the opportunity whilst at the properties to ensure that the tenants are abiding my the terms and obligations set out in the tenancy agreement and if we see areas where improvement is needed, we will visit more often until matters are resolved.

7) Maintenance and Legal Compliance

The Private Rented Sector have seen huge changes in legislation recently and landlords have more obligations to comply with than ever! We undertake regular training and professional development to keep updated with any such changes and, as a result, can ensure not only that your personal legal obligations as a landlord are adhered to at all times but also that your property is suitably compliant too, giving you peace of mind and security.
