FEES FOR LANDLORDS…

At JCR Property Co, we believe in transparent pricing.

Below is a full list of fees payable by landlords for our letting and property management services.

Fees are always advertised as Inc. VAT for transparency purposes, so you know the total cost but in the case of JCR Property Co, VAT is not charged due to not being VAT registered, because of the size of the business/turnover not requiring VAT registration/VAT to be charged.

Tenant Finding Only Service – Fee: £495.00 inc VAT per property, per tenancy

Suitable for landlords who wish to manage the property themselves once a tenant has been found.

  • Providing a rental valuation of the property and offering advice as required.
  • Advertising as necessary, arranging/carrying out viewings & selecting tenants.
  • Obtaining references, completing Right to Rent checks on all adults who will be legally residing at the property & dealing with negotiations.
  • Collecting the 1st rental payment & the security deposit. In accordance with current legislation, the deposit will be registered with a Deposit Scheme membership on your behalf.
  • Preparing and signing as Agent for The Owner a suitable tenancy agreement in accordance with current law, including serving legal documents and certificates to the tenant in advance of signing the tenancy agreement, & arranging signature by the tenant(s).

 

Full Management Service – Fee: £395.00 inc VAT setup fee per property, per tenancy plus 10% of the monthly rent inc VAT management commission per month. FOR EXAMPLE – if the monthly rent is £500.00, the monthly management commission would be £50.00 (£500.00 monthly rent x 10%)

Suitable for landlords who wish to engage our comprehensive service allowing the landlord to be hands-off.

As per tenant finding service above, plus:

  • Advising on the transfer of utility service accounts.
  • Preparing an inventory and schedule of condition & arranging signature by the tenant(s).
  • Receiving ongoing rental payments, preparing and forwarding to The Owner financial statements on a monthly basis, and remitting the balance of rental payments at the earliest opportunity, provided the same shall have actually been received.
  • Rent arrears monitoring and notifications
  • Making payment of certain regular outgoings provided The Agent as agreed to do so separately in writing and that sufficient funds are held in credit by virtue of paragraph 7 above.
  • Advising on and ensuring compliance with all legal requirements, including health & safety and certification.
  • Inspecting the property periodically to ensure compliance with the terms of the tenancy agreement and any other relevant legislation. 
  • Day-to-day management of the property
  • Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to The Agent's notice and which The Agent considers necessary.
  • Taking appropriate initial action in the event of rent arrears or any other breach of condition of the agreement in an effort to remedy the situation. 
  • Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs, re-advertising and re-letting to new tenants as appropriate.
  • End of tenancy coordination and deposit negotiation

 

Additional Services:

-Move In Inventory – £150 inc VAT per property, per tenancy (to denote contents and condition of a property at the start of the tenancy, along with meter readings and documenting handover of keys)

-Move Out Inventory – £150 inc VAT per property, per tenancy (to denote contents and condition of a property at the end of the tenancy, along with meter readings and documenting handover of keys)

-Periodic Visit - £150 inc VAT per visit (Arrange convenient date/time with tenant, attend and assess property, including completing a periodic visit reportcand forward to landlord, bringing attention to works required and potential breaches of the tenancy agreement.)

-Rent Review Fee - £100 inc VAT per instance (review rent in accordance with current prevailing market conditions and advise landlord, negotiate with tenant and liaise with landlord and direct tenant to make payment change as appropriate)

-Tenancy Renewal Fee - £100 inc VAT per instance (negotiate contract terms with tenant and landlord, drawing up the new agreement and coordinating signing)

-Energy Performance Certificate - £100 inc VAT per certificate

-CP12 Gas Safety certificate - £100 inc VAT per certificate

-Court attendance - £60 inc VAT per hour or part thereof

 -Major works project management – 10% of contractor cost (note – contractors’ invoices are payable separately and at cost)

Tenancy deposits are registered with The Deposit Protection Service, a government approved tenancy deposit scheme in accordance with legal requirements. There is no additional charge for this service.

We are a member of The Property Ombudsman who are a redress scheme and also subscribe to The Property Ombudsman Code of Practice for Residential Letting Agents. If you are ever unhappy with something we do, you should read our in house complaints procedure.

 

Since 1st April 2019, it has been a legal requirement for all Letting Agents who handle client money to be a member of a Client Money Protection scheme. JCR Property Co is a member of Propertymark Client Money Protection scheme.
